Oaktree's investment in Temple View Capital to reap more RTLs and securitizations

Temple View Capital has entered into a strategic partnership with Oaktree, in which Oaktree has made a capital commitment in the company to fund loan originations, including residential transition loans (RTL) for professional real estate investors.

Temple's suite of financing services includes ground-up construction, fix-and-flip, bridge and debt service coverage ratio (DSCR) products.

The companies did not disclose the value of the capital commitment. Temple, however, maintains an active RTL securitization platform, which includes its February 2026 asset-backed securities (ABS) offering to investors, TVC Mortgage Trust 2026-RRTL1, which raised about $250 million.

In addition to the commitment for originations, Oaktree made a commitment to Temple View's platform, to strengthen the latter's diversified funding strategy, including bank financing relationships, institutional investor capital, and its rated RTL securitization shelf.

The private asset-backed finance capital from Oaktree is complimentary to Temple View's public ABS program, according to the company.
