Starting in 1Q12, Fannie Mae will begin disclosing loan-level data for its single-family MBS. The GSE's first release will offer at issuance loan-level data for newly issued single-family collateral.

According to a release from the agency, the subsequent releases are aimed at enhancing the at-issuance file by including added data elements. It is also intended to provide updated loan-level data on a monthly basis.

Fannie Mae said that the release dates for each phase will be announced closer to their implementation date.

These loan-level data files will be hosted on an enhanced version of the agency's online disclosure application called PoolTalk. The roll-out of our enhanced PoolTalk will happen at the same time with the release of the at issuance loan-level disclosure over 1Q12.

According to Fannie Mae, the new version of PoolTalk will enhance the user experience for getting disclosure data on the Fannie Mae Web site by allowing users to look at data on a specific pool or transaction via an easy-to-use tabular interface.

It will also offer a portfolio capability where registered users can view and monitor data for their selected securities at a glance. Additonally, the new offering consolidates various files and documents in one place.
